Foundry was built for exactly that work, combining hands-on trade experience with three decades in commercial development, so every project gets an owner's financial discipline and a builder's precision.

Business Development Principal
Michael leads business development and trade execution at Foundry, bringing three decades in commercial construction and development to the firm's affordable-housing work. He started in the trades, founding a millwork company that served major regional developers, then moved into preconstruction and business development roles at some of the largest developers and general contractors in the tri-state area. That experience shows up today in sharp estimating, disciplined trade buyout and a hands-on approach to occupied, regulated rehabilitation.
Our Services
We sequence work by unit, not by building, so residents keep hot water, heat and a livable home throughout construction. Bilingual resident liaisons issue advance notices and daily schedules, and HEPA-filtered containment keeps work zones clean and safe for the people living around them.
Facade restoration, roofing and structural repointing are engineered to clear FISP and Local Law 11 violations outright, not just pass inspection. Heat pumps, continuous insulation and smart BMS integration cut carbon and keep owners ahead of Local Law 97 penalties.
Every estimate is interrogated at the sub-trade level before it becomes a budget, closing the scope gaps that turn into change orders later. Constructability issues get resolved in preconstruction, not in the field, protecting contingency and defending deal economics before closing.
Every project runs on prevailing-wage tracking and certified payroll, Section 3 and MWBE compliance, and cost reporting aligned to lender draw schedules, so retainage releases fast and the C of O follows without a scramble.
